The lines that appear whatever you answer
Seven of them are the same on every version of this list. They are written out here so you can read the whole thing before answering anything, and so the page still says something useful with JavaScript switched off.
Ask the recipient what they want
Get their current list in writing before you gather anything else. It is the one step that holds for every landlord, lender and program.

Write down the period you are covering
Note the months or tax years they named, and hold every document to that same span.
- Records covering different spans are hard to read side by side, and a gap invites a second request.
Your filed federal tax returns
Signed copies for the years you were asked about, with the schedules that went with them.
- A filed return is what you reported to the IRS, in your own words, across a whole year.
An IRS transcript, if you cannot produce the return
Order one from the IRS instead of retyping figures from memory.
- The IRS says a transcript is not a photocopy of your return. If the return itself was asked for, the IRS points to Form 4506 instead.
- A tax return transcript shows most line items from the return as filed, for the current and three prior tax years, without any change made after filing.
Bank statements for the account the money lands in
Cover the whole period, not only the months that went well.
- A deposit is evidence that money arrived, which an invoice on its own is not.
Forms W-2 and 1099 already issued to you
Collect the ones covering your period. If nobody issued you either, say so rather than leaving a gap someone has to ask about.
- If one has gone missing, the IRS wage and income transcript carries data from forms such as W-2 and 1099 for the current and nine prior tax years.
Optional: a self-prepared record of a period you worked
A short summary of one pay period you actually earned or received, written by you. It goes in alongside the documents above, never in place of them.
- You prepared it, so no employer stands behind it and it carries no one else's word.
- Whether it helps is the recipient's decision, and nobody is obliged to accept it.
How the figures are worked out
Two answers decide the list: what you are preparing for, and how your income arrives. Nothing asks which landlord, which lender, which program or which account. Knowing any of that would not change which records are worth having, and each question would be one more place to type something personal.
Seven lines appear on every version. The rest come from your two answers, and a line that both answers ask for shows up once, carrying both reasons rather than the same instruction twice.
Every line says why it is there. Where the reason comes from the CFPB or the IRS, that document is linked on the line and again under Sources. Where it does not, the reason is a plain statement about what the document is, because neither source describes what a landlord asks for and inventing one would be worse than saying nothing.

What this tool leaves out
- This is general preparation information, not financial, tax or legal advice.
- Requirements vary from one recipient to the next. The CFPB says so about lenders, and nothing here can tell you what a particular landlord or lender will accept.
- Gathering every line does not mean an application succeeds. Acceptance is the recipient's decision.
- The lending lines come from the CFPB's loan application packet page, which is about mortgages and other loans. Nothing here describes what a landlord may ask for.
- Documents that are not about income are left out, including a down-payment trail, a credit report and a reference letter.
- It is written for the United States. Tax records work differently elsewhere.

Common questions
What counts as proof of income when you are self-employed?
There is no single document. Most packets are built from what you reported and what you received: filed tax returns or IRS transcripts, bank statements showing the deposits, and any Forms 1099 or W-2 issued to you. Ask the recipient for their current list first, because requirements vary and acceptance is never guaranteed.
Is an IRS transcript the same as my tax return?
No. The IRS says a transcript is not a photocopy of your return. A tax return transcript shows most line items from the return as filed, for the current and three prior tax years, and it does not show changes made after filing. If the return itself was asked for, the IRS points to Form 4506.
Does a QuickStub record prove my income on its own?

What do lenders ask self-employed applicants for?
The CFPB's loan application packet page lists a pay stub for the last 30 days, W-2 forms and signed federal tax returns for the last two years, the two most recent bank statements, and documentation of other sources of income. It adds that self-employed or irregular income may need more documentation, and that requirements vary from lender to lender.
Does this page keep my answers?
No. The checklist is built in your browser, your answers and ticks are never sent anywhere, and refreshing the page clears them. There is no email box, no account and nothing saved between visits.
Can I save the checklist as a file?
